Terms and Conditions for a Short-Term Farm Lease

Terms and Conditions
Please comply with the following conditions:
The property may not be rented by mixed groups of unmarried young men and women.
Bringing alcohol onto the property is strictly prohibited.
The person renting Villa 101 must provide a copy of their ID (a passport for non-Jordanians).
For family rentals, identity verification is required (national number / family number).
The owner/host is not responsible for any accident or drowning incident.
Please keep the property and its contents clean.
Failure to comply with these conditions will result in cancellation of the booking, and the amount paid will not be refunded.
Please read these terms and conditions carefully. By replying “I agree” to this message on WhatsApp, you (the “Tenant”) confirm that you have read, understood, and fully accepted these terms, and that you wish to proceed with paying the full rental amount described below to confirm the reservation.
1. Payment Terms
1.1 The full rental price (100%) is payable upfront when the Tenant signs/accepts these terms and conditions, to confirm the booking. This rental payment is strictly non-refundable under any circumstances, including but not limited to cancellation, failure to arrive, early departure, or changes to the Tenant’s plans.
1.2 No rental balance is due at check-in. The separate refundable security deposit specified in clause 1.3 is payable at check-in, before the keys are handed over/access to the property is granted. Rental payment methods: bank transfer or CliQ.
1.3 A refundable security deposit of JOD 75 is payable at check-in, separately from the rental price. This amount will be returned to the Tenant at check-out, provided that the farm and its contents are returned in the same condition as on arrival, without damage, excessive mess, or missing items (see clause 6). Any repair, replacement, or additional cleaning costs will be deducted before the remaining balance is returned.
1.4 The booking is not confirmed until (a) the Tenant has accepted these terms and (b) the owner has received the full rental payment. Until both conditions are met, the owner reserves the right to offer the same dates to other parties.
2. Cancellation and Rescheduling
2.1 If the Tenant cancels for any reason after paying the full rental amount, the entire rental payment will be forfeited (see clause 1.1).
2.2 If the owner cancels the booking for any reason outside clause 3 (Force Majeure), the Tenant will receive a full refund of all amounts already paid.
2.3 Requests by the Tenant to change dates will be accommodated only if the owner has alternative dates available, and must be submitted at least [for example: 3 days] before the original arrival date. The owner is not obliged to accommodate a request to change dates.
3. Force Majeure
Neither party is responsible for failure to fulfil its obligations due to circumstances beyond its reasonable control, including but not limited to severe weather, natural disasters, government restrictions, or public health emergencies. In such cases, the owner will offer the Tenant the option of rescheduling to alternative dates (subject to availability) or receiving a refund of amounts paid, excluding the non-refundable rental payment where the event affects the Tenant’s own ability to attend rather than the owner’s ability to host.
4. House Rules
4.1 Occupancy: The number of guests (including overnight guests) must not exceed the maximum stated in the booking details table above without prior written approval.
4.2 Smoking: Smoking and using a hookah (shisha) are strictly prohibited in the pool, on the lawns, and inside the house.
4.3 Pets: [Pets are not allowed / permitted only with prior written approval — to be specified].
4.4 Parties and events: No parties, weddings, or commercial events may be held at the property without the owner’s prior written approval.
4.5 Farm-specific hazards: The property may contain open land, bodies of water, agricultural equipment, and/or animals. The Tenant is solely responsible for supervising children, older adults, and pets at all times near these hazards.
4.6 Fire and safety: Barbecues or open fires are permitted only in designated areas and must be fully extinguished after use. The Tenant must follow all posted safety instructions.
4.7 The owner or their representative may enter the property after reasonable notice to carry out inspections, maintenance, or emergency repairs.
5. Swimming Pool Safety and Use
The house has a heated swimming pool. The following rules apply to protect all guests, especially children, and reflect internationally accepted best practices for private swimming pool safety. The owner is responsible for confirming any additional pool safety or public health requirements that apply locally (see the note at the end of this document).
5.1 No lifeguard: The pool is unsupervised at all times. Swimming and use of the pool area are entirely at the risk of the Tenant and their guests.
5.2 Children: Children must be under the direct and continuous supervision of a responsible adult whenever they are in or near the pool area. Non-swimmers and young children must wear suitable flotation aids.
5.3 Prohibited conduct: No diving; no running on the pool deck; no glass containers in the pool area; and no swimming under the influence of alcohol or any intoxicating substance.
5.4 Depth and signage: The pool depth ranges from 70 cm to 170 cm at the deep end (where the ladder is located). The Tenant must familiarise themselves with the pool depth and ensure that all their guests are adequately informed.
5.5 Health conditions: People with open wounds, infectious diseases, or medical conditions that may be aggravated by swimming must refrain from using the pool.
5.6 Safety equipment: A lifebuoy/rescue pole and a first-aid kit are available in [the kitchen] and must remain accessible and intact at all times. Guests are advised to familiarise themselves with this location on arrival.
5.7 No tampering: The Tenant must not add chemicals or foreign objects to the pool water, or operate or tamper with the pool pumps, filters, heaters, or covers.
5.8 Acknowledgement and waiver: By using the pool, the Tenant and their guests acknowledge the inherent risks of swimming and pool use (including drowning and injury) and, to the fullest extent permitted by law, release the owner from liability for any resulting injury, loss, or death, except where caused by the owner’s gross negligence or wilful misconduct (see clause 6 — Damage and Liability).
6. Damage and Liability
6.1 The Tenant is responsible for any damage to the property, its furnishings, fixtures, equipment, pool, or lawns caused by the Tenant or their guests during the rental period, beyond normal wear and tear.
6.2 The cost of repairing or replacing damaged items, and any additional cleaning required, will be deducted from the JOD 75 security deposit. If the damage exceeds the security deposit, the Tenant agrees to pay the difference within 7 days of being notified.
6.3 To the fullest extent permitted by law, the owner is not liable for any injury, loss, or damage to the Tenant, their guests, or their belongings arising from use of the farm, its grounds, or its pool, except where caused by the owner’s gross negligence or wilful misconduct. Guests participating in farm, outdoor, or pool activities do so at their own risk.
6.4 The Tenant agrees to indemnify the owner against any claims, costs, or losses arising from a breach of these terms by the Tenant or their guests, or from misuse of the property or pool.
7. Governing Law
These terms are governed by the laws of the Hashemite Kingdom of Jordan. Any dispute arising from this agreement will first be addressed through good-faith negotiation between the parties. If no settlement can be reached, the dispute will be subject to the exclusive jurisdiction of the competent Jordanian courts.
8. Acceptance
By replying “I agree” to the WhatsApp message to which this document is attached, the Tenant:
Confirms that they have read and understood these terms and conditions in full, including the pool safety rules in clause 5;
Agrees to comply with them throughout the rental period;
Accepts the pool-use risks and waiver described in clause 5.8 on behalf of themselves and their guests;
Authorises the owner to proceed with collecting the full rental payment described in clause 1.1 to confirm the booking.

The pool safety rules in clause 5 reflect generally accepted practices for private swimming pool safety. During the research, no single, specific Jordanian regulation covering private/short-term rental pool safety with specified measurements or requirements (such as fence heights, signage, or rescue requirements) was found beyond general public health and occupational safety legislation. If the property operates as a licensed tourist/furnished rental unit, please check with the Ministry of Tourism and Antiquities, the Ministry of Health, and the relevant municipality whether additional pool safety or public health requirements apply, and amend clause 5 accordingly.
